How to read a foundation crack in a Yuma home
Almost every slab cracks. What separates a cosmetic crack from a structural one is width, displacement, direction and whether it is changing.
How to tell if a foundation crack is serious
Width. Hairline cracks you cannot catch a fingernail in are usually shrinkage from the concrete curing, and they are normal. Cracks wider than about a quarter inch deserve an evaluation.
Displacement. Run a finger across it. If one side sits higher than the other, or the two faces have separated in depth rather than just opened, that is movement rather than shrinkage, and it is more significant than width alone.
Direction. Vertical cracks are the most benign. Diagonal cracks, especially running from the corners of doors and windows, point to differential settlement. Horizontal cracks in a block or concrete wall are the most serious pattern, because they suggest the wall is being loaded sideways.
Change. The single most useful piece of information is whether it is growing. A crack that has looked identical for years is telling you something a brand-new one cannot.
What foundation crack patterns mean in Yuma homes
Most homes here are slab-on-grade with stem walls, which produces a recognizable set of signs. Stair-step cracking through block mortar joints follows the weakest path as one part of the structure moves relative to another. Stucco cracks radiating from window and door corners show up early because stucco is brittle and shows movement before the structure complains. Doors and windows that begin to stick, or that have gone visibly out of square, indicate the opening has racked.

How to monitor a foundation crack over time
You do not need equipment. You need dates.
- Photograph the crack with a coin or tape measure held against it for scale.
- Write the date directly in the photo, or rename the file with it.
- Mark the ends of the crack with a light pencil line so growth is obvious.
- Repeat every month, and after the first heavy monsoon storm.

When a foundation crack needs a professional
Get an evaluation if a crack is wider than about a quarter inch, if one side has displaced relative to the other, if it runs horizontally through a wall, if doors or windows have gone out of square, if floors have developed a noticeable slope, or if anything has visibly changed within a season.
