What a stem wall is, and why Yuma walls fail
Most Yuma homes are slab-on-grade: a concrete footing, a short concrete or block stem wall on top of it, and the slab poured inside. The stem wall is the part you see between the dirt and the stucco, and it lives in the wettest, saltiest few inches of the whole house — against irrigated soil, splashed by sprinklers, wicking moisture up through the concrete.
Moisture and salts reach the steel rebar inside, the rebar rusts, and rust takes up far more room than steel. - Remove the stucco and every bit of loose, delaminated concrete back to sound material.
- Expose the corroded rebar, clean it, and treat it with a rust-inhibiting coating; badly lost steel may be supplemented.
- Rebuild the wall face with a structural repair mortar or polymer-modified concrete, formed and shaped to the original profile.
- Apply a waterproof or vapor-resistant coating and re-stucco.

Crack repair options
Not every crack is a spall. For cracks that are stable and need to be sealed against water, polyurethane injection fills the void with a flexible foam. For cracks that need to be structurally bonded, epoxy injection welds the two faces back together. What is a stem wall?
It is the short wall of concrete or block that sits on the footing and carries the house above grade, with the slab poured inside it. Most Yuma homes are built this way. Because the bottom of it sits at grade, it is the part of the structure that takes the most abuse from irrigation, splash and poor drainage.
Why is the rebar in my stem wall rusting and pushing the concrete off?
That is corrosion caused by moisture reaching the steel, and it is common in this climate. As the rebar rusts it expands, and the expansion pushes the concrete off in sheets or chunks — often along the bottom edge where sprinklers hit. The repair removes the compromised concrete, treats or replaces the steel and rebuilds the section. Fixing the water hitting the wall is what stops it coming back.
How urgent is it?
