What sinks in Yuma, and why

Patios, driveways, pool decks, garage floors, walkways and sections of interior slab all settle for the same handful of reasons: the soil beneath was never compacted well, irrigation or a leak washed fines out from under the concrete, or the ground dried and shrank after the monsoon. The result is a trip edge at the garage door, a patio that now drains toward the house, a driveway panel that has dropped an inch at the sidewalk, or a low spot in a tile floor that telegraphs through as a crack.

Most of it is fixable without demolition. The key question the contractor has to answer first is whether the slab went down (settlement, which lifting solves) or the surrounding slab came up (heave from swelling soil or a leak, which lifting does not).

Polyurethane foam vs. mudjacking

Polyurethane foam lifting injects an expanding two-part foam through holes about the size of a dime. The foam fills voids, compacts loose soil and lifts the slab in a controlled way; it cures fast, is light enough not to add load to already-weak soil, and the slab is usually usable the same day.

Mudjacking pumps a cement-based slurry through larger holes to do the same job with heavier material. It costs less per job on big exterior slabs and has been used for decades, but it adds weight, needs longer to cure, and the patches are more visible. A contractor who offers both will steer you by slab size, load, how much lift is needed and whether the soil can bear more weight.

The process

1. Measure the drop with a level or laser and probe for voids.
2. Drill injection holes on a pattern across the low area.
3. Inject in stages, watching the slab rise with a level until it meets the target, stopping before anything over-lifts.
4. Patch the holes with color-matched grout.
5. For garage floors and walkways, caulk the joints so water stops getting back underneath.

When lifting is the right fix, and when it is not

Lifting is right for settled exterior slabs, garage floors and interior slab sections that are structurally sound but low. It is the wrong tool when the footings themselves have moved — then the answer is piers and underpinning — or when the soil is still actively swelling and shrinking, in which case the cause has to be addressed first (see drainage and moisture control). Badly broken or crumbling concrete is a replacement, not a lift. An honest inspection tells you which bucket you are in.

What slab lifting costs in Yuma

What to expect on the day

Questions people ask

Is a crack in my slab serious?

Not automatically. Concrete shrinks as it cures and hairline cracking is normal in almost every slab. What matters is width, displacement and change. A crack you can catch a fingernail in, one where one side sits higher than the other, or one that has visibly grown is worth an evaluation. A hairline that has looked the same for ten years generally is not.

What is polyurethane slab lifting?

A structural foam is injected through small ports drilled in the slab. It expands, fills the void underneath and lifts the concrete back toward level. It is faster and less invasive than replacing the slab, cures quickly, and in this area runs roughly $5 to $25 per square foot of affected slab. It treats the void under the concrete, not the reason the void formed, so the water source still has to be fixed.

Can sloping floors be fixed without replacing the slab?

Usually, yes. Full replacement is rare in residential work. Depending on what is under it, the fix is either lifting the slab back toward level or stabilizing the perimeter with piers so it stops moving. Replacement generally comes up when the concrete itself has failed rather than the soil beneath it.
