Why foundations move in Yuma County
Almost every foundation problem here traces back to one thing: water, and how unevenly it moves through the ground around a house.
Why do Yuma foundations crack?
Yuma-area soils range from river-valley silts and sands to clay-bearing soils that swell when they take on water and shrink as they dry. That is the whole mechanism. A house sitting on soil that changes volume is a house sitting on a surface that moves — and it is not the movement itself that cracks a structure, it is differential movement, where one part of the foundation rises or falls relative to another.
This is why a crack is so often a water story rather than a construction story. The building did not necessarily fail. One side of the ground under it got wetter than the other, for long enough.
Caliche and foundation problems in Yuma
Caliche — a hardened layer of calcium carbonate — sits close to the surface in much of the region, and it changes how water behaves. Instead of soaking down and away evenly, water hits the hardpan and travels laterally along it, which can deliver moisture to one side of a foundation while the other stays dry.
It also affects repair design. Caliche is stable to bear on, which is good, but it complicates how deep piers must go to reach consistent support. A contractor should tell you what they expect to hit at depth and what happens to the price if conditions differ. Does irrigation cause foundation movement?
Much of Yuma County is irrigated agricultural land, and ground on an agricultural watering schedule holds moisture very differently from open desert. Homes in and around the farming communities south and east of the city — Somerton, San Luis, Gadsden, Wellton — sit in that context.
The part you cannot control is the wider water table and what the fields nearby are doing. The part you can control is everything within a few feet of the house, and that is almost always where the fixable cause is found: drip emitters against the stem wall, sprinkler heads spraying the foundation, a slow leak in a line running along the house, or soil that has settled to slope back toward the building.
How the monsoon-then-drought cycle damages foundations
The seasonal pattern here is hard on foundations: months of dryness that shrink the soil, then monsoon storms delivering a large volume of water very fast, then dryness again. Each cycle is an expansion and contraction, and cracking tends to appear or worsen on that rhythm — which is why dating your photographs is so useful. A crack that grows every August is telling you its cause.

What to do with this
Before pricing structural work, rule out water. Walk the perimeter during and after a storm and note where it sits. Check that soil falls away from the house. Move irrigation away from the stem wall.
